How does a mortgage recast lower your monthly payment?

A mortgage recast re-amortizes your loan after a large lump-sum payment toward principal: the servicer keeps your existing interest rate and remaining term but recalculates the monthly payment on the new, lower balance — so a $50,000 lump on a $300,000 balance at 6% over 30 years drops the payment from about $1,799 to $1,499 (roughly $300/month less). Recasting only lowers the payment; it doesn't shorten the term. Prepaying the same lump while keeping your old payment instead leaves the payment unchanged but pays the loan off years sooner and saves more total interest — the lower-monthly-cost vs. lowest-total-cost trade-off. Most servicers charge a small flat fee (often $150–$500) to recast, and it usually breaks even within a month or two of the lower payment.

Same $50,000.00 lump, two very different goals. Recast re-amortizes the new $250,000 balance over your remaining 30 yr to cut the monthly payment by $299.77. Prepay keeps the old payment, so the loan clears 10 yr 1 mo sooner and saves $111,408 more interest than recasting — lower monthly cost vs. lowest total cost.
